The Boiler Upgrade Scheme (BUS)
The Boiler Upgrade Scheme helps homeowners in England and Wales. It offers £7,500 to assist with the cost of a renewable heating system. This includes options like an air source heat pump.
The scheme is an ‘installer led scheme’, in the form of a grant voucher. We will apply for this on your behalf.
This is part of the government’s goal to reach net zero emissions by 2050. The plan targets homes that use gas and those that do not. An extra £25 million has been added, bringing the total budget for the Boiler Upgrade Scheme to £295 million. This is on top of the extra £30 million announced in November 2024.
If you live in Scotland, you might be able to get an interest free loan or grant to help with your homes’ energy efficiency. For example:
- Up to £15,000 (£7,500 grant plus up to £7,500 loan) for an air source or ground source heat pump. (Rural properties which qualify could get an extra £1,500).
- Up to £15,000 (£7,500 grant plus up to £7,500 loan) for biomass boilers.
The Boiler Replacement Scheme in Northern Ireland is now closed. If you live in Northern Ireland, you can find out about energy saving grants in your area.
Am I eligible for the scheme?
Your new system must also only be installed by an MCS certified installer.
You’re eligible for the scheme if both of the following are true:
- own the property you’re applying for (including if it’s a business, a second home, or a property you rent out to tenants)
- be replacing fossil fuel heating systems – such as oil, gas, electric or LPG (liquefied petroleum gas)
You must also have a property with a maximum installation capacity up to 45kWth (kilowatt-thermal). This includes most homes.
You’re still eligible if you’ve already had funding to make your property more energy efficient, for example by insulating it. Your property must also have a valid Energy Performance Certificate (EPC).
For biomass boilers, you’re only eligible if the property is:
- In a rural location and not connected to the gas grid.
- Not a self-build property.
You can still apply for the Boiler Upgrade Scheme if you’ve had separate funding for energy efficient home improvements such as the:
- Energy Company Obligation (ECO)
- Great British Insulation Scheme (GBIS)
If you are self building your property, you may still be eligible in some circumstances such as:
- You or the original owner built it yourself or paid a builder to do it.
- The property has never been owned by a business.
- You can prove to the installer that your property is self-built. A copy of the title deeds should be enough for this.
However, properties that have already had government funding or support for a heat pump or biomass boiler aren’t eligible for the Boiler Upgrade Scheme. This includes the closed Green Homes Grant scheme.
The ultimate aim is to make heat pumps and other sustainable heating systems as affordable as a gas boiler.
What can I get with the grant?
You can get one grant per property. Current grants are available for:
- Air source heat pumps
- Ground source heat pump (including water source heat pumps and those on shared ground loops)
- Biomass boilers
What can’t I get with the grant?
- You cannot get a grant for a hybrid heat pump system (for example a combination of gas boiler and air source heat pump).
- You cannot get a grant to replace a low carbon heating system.
- You cannot get a grant for a heat pump for a swimming pool
How much is the grant?
On 21 November 2024, the government announced that the budget for 2025/2026 for the Boiler Upgrade Scheme will be £295 million. Budgets for subsequent years have yet to be announced.
The Government has also authorised Ofgem to over-allocate vouchers to a total of £280 million, to provide certainty that vouchers will continue to be available. This is part of the government’s Warm Homes Plan, helping people to deliver cleaner heating and save money on their bills.
The grant covers the following:
- £7,500 towards the cost of an air source heat pump
- £7,500 towards the cost of a ground source heat pump
- £5,000 towards the cost of a biomass boiler

What other finance options are available?
As well as the Boiler Upgrade Scheme, you can also apply for finance to pay the remaining balance. You can see a representative example below.
Spread the cost with monthly payments
(Subject to status and affordability)
A finance package means you could spread the cost of your air source heat pump installation with manageable monthly payments. Below is an illustrative representative example of what your typical repayments could look like over 5 or 10 years.
If you live in Scotland, you can apply for an interest-free loan of up to £7,500 through Home Energy Scotland.
Finance available at a fixed 9.9% APR representative, subject to status and credit check. The amount to be financed will vary depending on the heat pump required for your property and your chosen deposit.
